Square Footage
Square Footage affects the price! The larger the home, the more time is needed to inspect all the components on the property and to type the report. Adding photos with comments will take even more time. I can spend upwards of 3-4 hours typing the report with 2 hours inspecting the home. An average-sized home inspection from start to finish usually takes me about 5-6 hours. This is why we only perform (2) inspections per day! That’s a 12-hour day when doing two home inspections.
Raised Homes / Crawl Spaces
A raised home is unique in that another space under the house is provided. This requires additional time and a lot of experience. Most crawlspaces have very little head clearance which is one of the most critical foundation and structural components that needs to be inspected. This requires a well-trained eye and years of experience in the construction industry. It also usually requires personal protective equipment to be worn to safely inspect this area.
Age
As a home age, it usually has more problems… (Do-it-yourself repairs are a common find). Older homes normally have older equipment, appliances, roofing, framing, electrical, and more…it is usually related to neglect or as we call it “deferred maintenance”. These items can stack up quickly and require more time to inspect and type the deficiencies in the report. Note: Many of the renovated homes usually have new floors, new cabinets, and a lot of caulk and paint. They rarely replace the important and most expensive components in a home like all new electrical wiring, a new roof, new air conditioning and heating, new plumbing drains, and water lines.
Multiple HVACs and Water Heaters
As with any inspection, adding more equipment requires more time to inspect and more time to type the report. Most fees are based on square footage and then additional fees would apply for an extra AC system or water heaters.
Further Evaluation
Further evaluation is a term used by many home inspectors that requires the attention of a qualified licensed contractor or specialized professional. This means the inspector pointed something out to be unsafe or in need of repair.
Further evaluation by a licensed contractor is very different than inspecting a home. While a home inspection may take 2-3 hours to visually inspect all the many components of a residence. A contractor could potentially spend this much time evaluating 1 or 2 components. Licensed contractors are the ones who would be doing the work and providing you with a cost estimate. Most licensed contractors will use specialized tools to evaluate the condition. For example, the home inspector may say the AC is not cooling. Further evaluation is recommended by a licensed HVAC contractor. At this time, the contractor will use refrigerant gauges, temperature probes, take apart the system and determine the cause of the problem and deliver a repair cost to fix the problem.
Achieving superior performance as a home inspector is neither for the faint of heart nor for the impatient. The development of genuine expertise requires years of struggle, sacrifice, and often painful self-assessment. There are no shortcuts to providing your customer with the very best inspection money can buy! It will take at least a decade to achieve expertise, with a lot of your time and a large sum of money invested in education, training, certifications, licenses, experience, tools, specialized equipment, and knowledge. Price shopping may leave you wanting!
